Residential Tenancy Agreements
There are two types of residential tenancy agreements, each with different commitments and responsibilities.
- Periodic Tenancy runs indefinitely until lawfully terminated by either party or the tribunal.
- Fixed-Term Tenancy has a set duration (usually 12 months), ensuring stability but requiring full rent payment until the term ends.
- All tenancies start with a bond (4 weeks’ rent) and the first week’s rent, followed by automatic payments.

You can browse our current rental listings on our website, where we regularly update availability. We also share our listings on popular rental platforms and social media. If you have something specific in mind, don’t hesitate to reach out – we’re here to help you find the perfect home.

How do I apply for a rental property?
Once you’ve found a property that interests you, you can apply directly on our website by completing the online application form. Just provide your personal details, rental history, and references. If you need any assistance, feel free to contact us, and we’ll be happy to guide you through the process.

How do I log a maintenance request for my property?
You can submit a maintenance request via email or through the form on our website. For urgent repairs, please call us directly so we can prioritise your issue. We aim to respond promptly to all requests and ensure that repairs are completed as quickly as possible.

What should I do if I need to end my tenancy early?
If you need to end your tenancy early, please let us know as soon as possible. We’ll need your notice in writing, and we’ll work with you to discuss your lease terms and any applicable penalties. For fixed-term tenancies, early termination may involve negotiation or finding a replacement tenant.

How do I pay my rent?
Rent can be paid via direct bank transfer. Once your tenancy agreement is signed, we’ll provide the necessary bank details and payment schedule. Rent is due on the same date each month, and we ask that payments are made on time to avoid any late fees.

What happens if I am late with rent payment?
If your rent payment is late, please contact us right away to discuss the situation. We’re happy to work out a payment plan if necessary. If payment isn’t made within the agreed time, we may need to follow legal procedures to recover the arrears. We encourage open communication if you’re facing any difficulties.

Can I have guests or pets at the property?
For guests, please refer to your tenancy agreement, which will outline any limits on the length of guest stays. As for pets, some of our properties allow them, while others do not. If you have a pet or plan to get one, please check your lease or contact us for approval before bringing a pet onto the property.
